Terms & Conditions of Service

Should your company wish to include any further properties – whether residential or commercial – into the scope of this agreement, PMS Ltd undertake to provide these services under the same terms described within this document.

The above prices – unless specified – do not include any parts or materials that may be required to effect proper operation, usage or appearance of the property and contents we are responsible for. In such instances, we will repair or replace any items to maintain the unit as required.

All parts or materials used will be itemised, and charged in accordance with our purchase price at the time the work is conducted.

Items that may attract a high cost (such as compressors for Air-Conditioner units, the installation of voltage protectors or regulators, repairs to household appliances, etc) will be agreed with yourselves prior to any work being undertaken in this regard.  This is due simply to the large costs attached to the purchase of such equipment.

In these instances, a fully costed quotation for the work we consider necessary (including labour charges) will be issued for your approval.

Where PMS technicians are required to attend to your property or equipment for any work other than pre-scheduled servicing and maintenance, our standard labour rates are as follows:

Our invoicing and payment terms and conditions are as follows:

PMS Limited will invoice your company upon completion of:

  • Servicing of A/C’s at one property
  • Full servicing of any generator
  • Completion of monthly stand-down checks at all properties
  • Electrical and plumbing inspection at one property
  • Fumigation of one property
  • Fuel delivery to one property
  • Gardening services to one property – combined costs at month end
  • Swimming pool attendance to one property – combined costs at month end

Any other work requested by your company outside the scope of this proposal

Invoices will be raised in Ghana Cedis (GHS)

None of the rates or prices described above includes VAT, and this will be included onto the final invoice in accordance with current tax legislature. In the case that you are VAT exempt, a VAT exemption letter must be produced yearly basis.

A standard VAT & NHIL invoice will be submitted with our own invoice for work conducted.

Payment of all correctly-submitted invoices is due strictly within 14 days of the invoice date.  Payment can be made either by cheque, or direct bank transfer.

All servicing conducted by PMS Ltd on Air-Conditioner units is guaranteed for 90 days.  Any call-backs to arising problems during this period attract no labour charges.

We regret that this guarantee does not extend to compressors, as the supply of ECG to the premises cannot be guaranteed.  The guarantee also does not apply in the event of opening or inspection of the unit by any third-party.

Please note that we do not provide any guarantee for any other works performed, and any call-outs between services or stand-down checks will attract standard labour rates.

As previously stated, we cannot guarantee the prices of any parts or materials we work with to meet your maintenance needs.  However, we do always seek to improve both the quality and reliability of our main suppliers, and this may involve changing a supply line from time to time.

PMS Ltd guarantee that, should we be able to locate parts of comparable quality at cheaper prices, this reduction in our costs will be reflected on your final invoice for work performed.

PMS Ltd guarantee’s to hold labour rates described above for a period of ONE YEAR from the date shown on this document.  After this time, our rates will be reviewed accordingly.
